Peace of mind shouldn’t be an afterthought…
A pre-purchase inspection isn’t about finding perfection — it’s about understanding risk.
What’s normal for the age of the home, what needs attention, and what could impact your decision.
The goal is simple: give you clarity, confidence, and the information you need to buy smart.
The process
Every inspection follows a proven four-step process designed to keep you informed, supported, and confident at every stage of the inspection.
We start with a short chat to understand the property, the purpose of the inspection, and any concerns you may have. This helps us focus on what matters most to you and ensures nothing important is overlooked.
We handle all organisation with the selling agent on your behalf, including arranging access and confirming the inspection time.
If you’d like to attend the inspection, let us know your availability so we can factor this in and allow time for an on-site walkthrough where possible.
We carry out a thorough building and timber pest inspection, assessing the property for both visible defects and potential risks.
With 100s of checks throughout the property, key areas we assess include:
Moisture issues – signs of leaks, water ingress, and dampness in wet areas
Structural concerns – cracking, movement, settlement, and general structural integrity
Timber pest activity – evidence of termites, borers, fungal decay, and conditions that lead to pest activity
If you attend, we’ll talk you through the key findings on site. Otherwise, we’ll follow up with a phone call after the inspection to explain any major items before the report is issued.
No waiting for your report, all reports are submitted on the same day as inspection.
Our service doesn’t end once the report is delivered. We’re always available to answer follow-up questions after you’ve had time to review the report, clarify any findings, or discuss next steps.
Clients regularly contact us for further guidance before contracts become binding or for general property advice in the future—and we’re happy to help.
Supported by data
We rely on extensive research from trusted bodies including CSIRO, the Building Plumbing Commission, Heritage Victoria, and legislation to produce more reliable guidance in reports.
