Build & Pest

Water

The leading cause of home damage. We use moisture detection equipment extensivly throught your home.

Termites

Investigating for termite damage and conditions that put you at risk for future attacks.

Foundations

Getting under the floor to check the visable elements that support your house.

Cladding

Cracked brickwork, rotten weatherboards, visible signs of movement. Checking the condition of your homes external protection.

Bathroom/Laundry

The leading places for water damage. Rest assure we'll be checking for leaks and visible signs of water damage.

Kitchen

Cabinets, benchtop, panty, sinks, splashback fixtures and leaks are our main focus in the kitchen.

Interior

All doors, windows, walls, and floors are checked for funtionality and defects.

Appliances

Checking what we can by law, operating all oven, air-cons, toilets and other appliances.

Roof

Inside the roof and ontop, we check insulation, leaks, rust, gutters, roof sheets, tiles overflows and more.

Surrounding Area

The most important factors to your homes longevity are outside. Condition of trees and site drainage are critical for a sound home.

How It Works

Step 1 - Getting Started

 

Getting started we will ask you for: 

 

- The property address,
- Selling agent's information, 
- Your details.

 

Once payment is confirmed your inspector will reach out to introduce themselves.

Lets Organise an Inspection

Step 2 - Date and Time

 

The selling agent provides us access to your home.

 

Your inspector confirms their soonest availability for this to take place.

 

Your inspector then touches base with you again to let you know the plan.

 

This process is completed same day as booking in most cases.

Step 3 - Inspection Day

 

On inspection day:

 

- Build Pest West completes your inspection.

- Your inspector contacts you to explain their findings.
- You recieve your report the same day of inspection via email.

Frequently asked questions

I don't want to book online, is there another way?

Not a problem, call us on 0407 251 572. We'll do it over the phone for you.

Can I attend the pre-purchase inspection?

We encourage you to attend on inspection day, our inspectors are more than happy to show you their findings onsite rather than over the phone. For safety reasons, please wait until your inspector has completed their inspection, then they will guide you through their findings.

What happens if the inspection uncovers major defects?

If major defects are found ultimately you will need to make the decision if you'd still like to purchase the home. Once found, talk to the selling agent about them, in some cases you may be able to negotiate a price reduction. 

Are your inspectors registered builders?

All our inspectors have a current Domestic Builder Unlimited License with the Victorian Building Authority. 

Does Build Pest West use subcontractors?

No. Our inspectors are all full time employees. This ensures all inspections are done to the same high standard.

Are your inspectors insured?

Yes, all our inspectors have both professional indemnity and public liability insurance.

After I book when is the inspection date/time confirmed?

90% of inspection date/times are confirmed on the same day (if the booking is made in business hours). We understand that you'd want to know this as soon as possible and is our top priority after a new booking comes through.

After I book, when will the inspection take place?

90% of inspections take place within 3 days of booking. BPW will suggest our earliest availability to the selling agent. The agents are usually keen to get us in as soon as possible and is common for the inspection to take place the next day if schedules align. 

What happens if BPW doesn't have availability to do my inspection?

We have seen the work of many inspectors across melbourne and we will point you in the direction of inspectors we believe do quality work. BPW does not accept any fee's/kickbacks from companies we refer to.
If you have already paid for an inspection online you will be refunded in full.
